Signs of Confidence
Recent enquiries from investor landlords indicate confidence is returning to the local buy-to-let market, says Roy Kitchen, MD of lettings specialist Temples (Nantwich).
“It’s clear that landlords are now feeling more confident in the market, so they’re beginning to look around at their next investment and new investors are also evident.
“Borrowing remains difficult, of course, but landlords who enjoyed the benefits of increased values on their property portfolios in the early / mid years of the last decade are able to raise the necessary capital and benefit from the low interest rates too,” added Roy. “People are still being cautious, it’s now more difficult to predict the property market particularly any short-term growth, but the fact that all our branches saw an increase in enquiries from investor landlords in the last quarter of 2010 is no doubt a good sign that confidence is returning to this area.”
This renewed interest is being fuelled by the improved income returns. Property prices remain comparatively low as do interest rates, while rents are increasing, void periods reducing and from our experience in the ‘quality’ letting sector, the increasing rental demand from professional couples and sharers who are struggling to find the deposit on their first house, is ensuring that our low rent arrears profile continues”.
Expansion for Temples

Residential lettings specialist Temples is expanding with the appointment of three new members of staff, and the promotion of a rising star.
The appointments at the Nantwich and Northwich branches recognise business growth and the company’s commitment to great customer service. Temples has also launched a fleet of cars which carry the company’s new distinctive brand and invested in a new website to help tenants and landlords more easily access their services.
“We’re proud of the fact that our business continues to grow, despite turbulence in the property market,” says Gary Williams, MD of Temples Northwich. “Landlords are definitely recognising the benefit in working with us as local, independent specialists and we’ve continued to welcome a steady stream of new business in the past year. We’ve always ensured our team numbers have grown in line with the growth of the business – our landlords appreciate the fact that we seek to maintain high levels of specialist support.”
In Northwich, Jennie Priestner has joined as Lettings Negotiator. Jennie, a marketing graduate, is responsible for arranging property viewings, marketing and working with both landlords and tenants to secure tenancies.
Helen Briggs, Lettings Administrator, has joined the team with responsibility for referencing, property preparation and working with tenants to ensure a smooth move-in to their chosen property.
Former Lettings Administrator, Nicola Buckley, is enjoying her new role as Lettings Manager, overseeing the team to ensure excellent standards of service, in particular maintaining regular communication with landlords from initial contact, through marketing and moving a tenant in.
In Nantwich, Molly Boyd, also a marketing graduate, has joined as Marketing Assistant. Molly’s role is to manage all aspects of property promotion and marketing, including co-ordination of viewings.
